Where to start
A Considered Approach to Your Chatham Home
Chatham is a short drive from our Westfield office and firmly within the area we build in. Much of the housing here is early-to-mid-century, which means a renovation usually turns on the same two questions: how much of the original house earns its keep, and how new space can be joined to it without the result reading as an appendage.
Every project begins the same way: with the existing home or property, the changes you need and the design goals behind them. Scope, construction considerations and anticipated investment are evaluated together, before key decisions are fixed.

Two Ways to Begin
Begin with MRC Design-Build for coordinated architectural planning and construction, or bring your architect’s plans and engage MRC as your construction partner. Early scope review, construction input and budgeting help align the project before work begins.

Planning Considerations for Your Property
Approvals and requirements depend on the property and the proposed work, not on the town alone. Two houses on the same street can face different constraints once setbacks, lot coverage, grading, flood mapping or an existing non-conforming condition come into it.
Chatham is two separate municipalities — Chatham Borough and Chatham Township — each with its own government and its own review. Establishing which one your property sits in is the first practical step, because it determines who reviews the work.
The practical point is sequencing: the municipal review and the professional documentation it needs are coordinated with the project team as the design develops, rather than discovered after drawings are final. That is a large part of what preconstruction is for.
Questions
Questions Before You Begin
What a project costs is driven by scope, the architecture, the finishes and the complexity of building it — not by a figure that can be quoted before anyone has seen the house. Design fees, furnishings and other project costs sit outside the construction number and are worth planning for separately.
We would rather tell you early and plainly whether we are the right firm for what you are planning than discover it late. Read the questions homeowners ask us most.
Questions
Chatham Homeowners Ask Us
What should I know about approvals for a Chatham property?
Chatham is two separate municipalities — Chatham Borough and Chatham Township — each with its own government and its own review. Establishing which one your property sits in is the first practical step, because it determines who reviews the work.
Does it matter whether our property is in Chatham Borough or Chatham Township?
Yes. Confirm the property jurisdiction before planning approvals; the applicable offices and review path need to be identified for the actual address. Your architect and project team should establish those requirements early rather than treat every Chatham property the same way.
How do we decide between reworking our home and adding space?
Begin with the functions the home is missing. An addition may solve the problem, but a better arrangement of existing rooms may also be worth evaluating. We compare the complete construction scope, including the changes needed where old and new spaces meet.
Can EMD help coordinate interiors for our Chatham project?
Yes, as an optional partner. EMD Construction Consulting and construction-related design are available when MRC is the builder. Furnishings engagements begin with at least one complete room of interior design, allowing the finished room to be planned as a whole.
